The challenge

Saudi Industrial Development Fund (SIDF) - the financial enabler for National Industrial Development and Logistics Program (NIDLP) program - appointed JLL as project manager for the relocation of their headquarters to King Abdullah Financial District (KAFD).

Occupying 32 floors with the brand and culture ingrained in the entire design, the new workplace, at 30,000sqm accommodates more than 900 employees with open plan and private office environments, meeting rooms, an academy, auditorium, cafeteria, recreation and breakout spaces. 

The JLL Approach

We managed the project delivery process from design and procurement management, site works supervision to handover. As part of our role, we also provided move management for the migration of SIDF staff to the new premise.

Bringing it to life

This was a fast-tracked project with stringent programme deadlines. On top of meeting its aggressive timeline, our team was also faced with challenges posed by COVID-19 including lockdowns, disruption in supply chains and rising costs.

By employing strategic planning, risk management, and meticulous project tracking, coupled with effective management of our client's expectations, seamless coordination of contractors and consultants, we successfully achieved a timely project handover. Instead of following the usual linear project delivery process, several phases were delivered in parallel.

To ensure the project remained on budget, value engineering was applied throughout the phases, substituting imported material with locally manufactured ones. This approach not only ensured cost-effectiveness but also supported the growth of the local manufacturing sector.
