The Challenge

Canada Water has a rich cultural history dating back centuries, and is set around the water’s edge - surrounded by green public spaces. The ambition is to build on - and make the most of - these things that make this a special place. Making Canada Water somewhere people can enjoy working, living, studying and coming to play. Becoming a place where a thriving community can gather and grow.

The JLL Approach

JLL partnered with British Land and undertook in-depth research. Getting to know the area’s users and the things they need and want. Understanding best practice, new trends and insights. As well as strategic development consultancy, JLL brought other services into the partnership. From residential agency and office agency, to capital markets, sustainability and ratings. For example, JLL’s Capital Markets team identified Australian Super as the perfect long term investment partner for the project. With so many interconnecting factors and strands to the project – it was a real advantage having one unified JLL team. Bringing all the benefits of everyone being truly joined-up, at all times.

Bringing it to life

Considering the needs of the existing community has always been very important throughout the project. At the same time, it was also vital for the area’s future to find ways to bring new people into Canada Water. Initiatives include a new high-street full of smaller independent shops as well as larger established stores. The brand new university, TEDI. Printworks, which plays host to live events. And Paper Yard, with its modular design allowing a rapid response to the demand from life-sciences companies. Across all of this development and the rest of the masterplan, meeting ESG goals was central. Ensuring that the regeneration project is at the cutting edge of sustainable development.

How JLL helped British Land to SEE A BRIGHTER WAY

The Canada Water mixed use regeneration project will create an innovative new town centre for London. Keeping the best of what this wonderful place is all about - whilst bringing the area a much bigger range of facilities and opportunities. Creating a space for everyone in the community - those who live there, those who’ll work there, those who’ll learn there, and those who’ll play there. A vision and blueprint for the area and its community that will stand the test of time, long into the future.
